We consider all factors in making the assessment, like all the vital information you provide, current sale and listing of comparable homes in the market. During our offer, we also discuss the basis of our assessment. We make sure that it's a fair market offer.
It's your choice! You get to decide your move out day at the beginning of the process. It should be between 5-45 days from the day you accepted our offer.
When Spitio sends an offer, there is always a corresponding basis of how we came up with it. It's always a fair market value based on comparable homes that are listed or sold in your area, on your home's unique features, and current market trends.
We are confident that our valuation fair, that's why we have the Price Match Guarantee - if your home sells more than our offer we will give you 75% of the upsell.

Within 48 hours of your initial call with Spitio, we’ll send you an email outlining all the details of our initial evaluation. Your Spitio Support Advisor will call give you a call to discuss the details, answer any questions and talk through the next steps.
Of course! We’re happy to work with you if you’re represented by a real estate agent, and would be happy to communicate with them directly regarding your offer. Customers who are represented by a Realtor typically need to pay them a commission once the home is sold. Customers who sell to Spitio directly and without a Realtor don’t need to pay any additional commission.

Our offer will be based on Spitio's approval of a home inspection. After accepting our offer, a free third-party home inspection will be arranged at your convenience.
If repairs are necessary we will give a detailed estimate of the costs. We can pay for the repair and adjust an offer or you can choose to do it yourself.
If you choose to do it yourself further inspection will be conducted to make sure that repairs were completed to standards. You will need to have all repairs completed and approved prior to closing, so please consider any potential impact on your chosen move out date.
If you would rather not cover the costs of any repairs, then you are free to cancel the contract and walk away without any costs or obligations.
